Tier II

If a cure or modification isn't realistic

Sometimes the honest math says selling is the right move — and selling well, ahead of a sale date, keeps the equity you built instead of handing it to the lender at auction. I list these the same way I'd list any home: priced right, marketed properly, timed to your actual deadline.

Tier III

If the timeline is too short for either

When there simply isn't time left for a HUD counselor's process or a standard listing, I can refer a vetted cash buyer. It's the narrowest tool in the kit, used only when the calendar demands it — and I'll tell you plainly if you're not actually in that position.
